Spring 2020 Coachella Valley

What a difference a day makes! We are in unchartered waters with Coronavirus. Our everyday lives have changed. We are sheltering in place, wearing face masks, washing hands, and minimizing trips to stores. It’s a quiet spring in Coachella Valley because snowbirds went home early and the rest of us are trying to stay home. Certain businesses are still operating and that includes real estate, but it is not business as usual. Offices are closed. Open houses and showings are virtual. But buying and selling continues, and so far, prices are holding. What is the Spring 2020 Coachella Valley Housing Outlook?

Coachella Valley started the season in October with low inventory, and inventory remains low today. Purchasing activity has plummeted from where the housing numbers were heading this season, but there are still people that need to buy a home. The majority of today’s buyers are securing primary residences, instead of a vacation or second home that is commonly purchased in April. My prediction is that once the shelter in place order is lifted, Coachella Valley will see an influx of people moving from congested areas to the desert, especially people who are at retirement age.

Why? There is a lot of value in the desert home market especially compared to metropolitan areas. You have many choices in style of home, community, and price range. Many homes have extraordinary backyards where it is safe to hang out. There’s space to walk in neighborhoods, and security in gated communities. The scenery is gorgeous, especially the surrounding mountains where now there is snow on the tops from the recent and unusual rainfall.

If you desire a peaceful lifestyle with many activities, Coachella Valley is the place to be. Desert weather is great right now. To get my exercise, I’m walking the neighborhood in my protective gear.
